The 25% rental cap, lease permits, the waitlist, and hardship exceptions.
Rental cap & permits
Leasing is limited to 25% of the units, and the cap is currently met. A valid Lease Permit is required to lease any unit; permits are not transferable to new owners on sale.
Short-term rentals (Airbnb and similar) and leases shorter than one year are prohibited. Leasing without a permit carries substantial fines.
Waitlist

Hardship exceptions
The Board may grant temporary relief when an owner has listed the unit with an MLS brokerage and actively tried to sell for at least six months and could only sell below appraised value, or needs a temporary relocation/leave with intent to return. Maximum duration is twelve months; extensions beyond 12 months are not considered.
