Scheduling, work hours, insurance (COI) requirements, and renovation approvals.

Scheduling & hours

Vendor visits must be scheduled through Management at least 48 hours in advance, with a calendar confirmation — without it, access may be denied and it counts as a violation. Standard hours are Monday–Friday, 9:00 AM–5:00 PM; weekend work is emergencies only.

For genuine emergencies (fire, flooding, plumbing failures), vendors may respond immediately, but Management must receive written notice as soon as reasonably possible.

Insurance (COI)

Every vendor must have a valid Certificate of Insurance on file with Management before arriving on site, naming the Association as Additional Insured and including General Liability and Workers’ Compensation coverage. No COI, no access.

Renovations

Renovations require prior written approval via an Architectural Control Committee (ACC) application before work begins. Owners are responsible for their vendors’ compliance; the Association may deny access, halt work, or assess fines and chargebacks for violations or damage.
